Buckeye, AZ – National real estate development firm, Crosswinds National, LLC is pleased to announce the acquisition of 367 acres in western Maricopa County, Arizona.

Known as “Arroyo Seco”, the planned community is located next to Verrado, a 7,000 home upscale master-planned golf-community.

As master developer, Crosswinds National LLC, is currently in the process of final engineering and obtaining entitlement. A preliminary plat has been approved and Crosswinds plans to offer lots to builders upon final plat approval.

Florence, AZ – National real estate development firm, Crosswinds National, LLC is pleased to announce the acquisition of 640 acres in Pinal County, Arizona. The community dubbed “Mesquite Trails” is located southeast of Phoenix and northwest of the town of Florence at the intersection of Felix Road and Arizona Farms Road.

As master developer of Mesquite Trails, Crosswinds National LLC, is scheduled to close on the property in June 2005. The preliminary plat has been approved, approval of the final plat is expected in spring of 2006. The single-family residential community will offer 2400 lots and first sales to builders will begin immediately upon final plat approval.

Bordering Mesquite Trails is the 3,000 acre Anthem at Merrill Ranch, a planned development with 9,000 projected homes by Del Webb. Anthem at Merrill Ranch will be upgrading Felix Road to a six lane arterial road. Neighboring Magic Ranch is 1 ½ miles west of Mesquite Trails. Three Builders at Magic Ranch will build over 1,000 homes. “Currently Pinal County is experiencing tremendous growth due in part to the price and availability of property in Pinal County”, said Mark Singerman, Senior Vice President, Crosswinds National. “Property in Pinal County is currently available for less than that of neighboring Maricopa County and the immediate Phoenix area. This has generated an increase in retail development and other services in the area”.

Crosswinds National proposes to develop a master planned community - called “Monte Verde” on the property. Monte Verde is slated to include approximately 2,100 residential lots, a 55 acre high school site and commercial development. Various residential lot sizes are proposed for the community that will offer a variety of housing choices.

Buckeye is strategically located in West Maricopa County, one of the strongest areas of housing growth in the nation. Analysts are predicting continued steady job growth, home starts and sales for the Metropolitan Phoenix area including West Maricopa County.

According to a recent interview with analyst RL Brown that appeared in the Arizona Republic, the Metropolitan Phoenix market racked up 63,570 permits for new homes in 2005, about 4.4 percent more than the 2004 record. Brown also said he wouldn't be surprised to see permits hit the 65,000 milestone in the next five years as population expands.

Crosswinds is currently negotiating the final details of the proposed Monte Verde master-planned community and will announce details for lot sales to builders in the near future.
