Land Acquisition

We use a just-in-time development approach. To reduce our financial risk, Crosswinds inventories the least amount of developed land as possible. Our land acquisitions are driven by demand - not by speculation or investment. We try to maintain an inventory of optioned land that we can use for building within a two-year period.

We utilize a strategic planning process that allows the company to acquire land on a proactive basis, which results in more selective acquisitions.

An in-house planning department and commissioned outside consultants conduct market research to forecast demand for each of the company's series of homes and for each of the major geographic areas in the United States. We don't acquire undeveloped land until a feasibility study is completed, which includes analysis of availability utilities, soil condition, vegetation, topography, drainage, environmental issues and estimated developed homesite cost.

At Crosswinds, our financial stability and volume operation allows us to acquire the best land for future development. This gives us a competitive advantage because, when we purchase land in such large quantities, we generally are able to buy land at reduced per-acre prices, and we pass the savings on to our customers. Most of our competitors pay a higher price for pre-developed homesites.
